THE SELLER

Co-op Attorney: $500.00+
Your Attorney: $1,500 and up
UCC-3 Filing Fee: $100.00
Transfer Stamps: $.05/share
Payoff Bank Attorney: $350.00+
Stock Transfer Tax: $.05 per share
Move Out Deposit: $450 and up (if applies)
Flip Tax: 1-3% of  sale price (if applies)
Management Agent: $500.00 (if applies)
NYS Transfer Tax: $2.00 per $500.00 of purchase price
Cuomo Tax: 10% of the Seller’s net profit if a sale is over $1,000,000. This does not apply when the home is for primary residence. 
NYC Transfer Tax: 1% of price up to $500,000.
                          $500,000+ = 1.425% 
                          $25.00 record fee.


THE BUYER
Attorney:
  $1,600+
UCC-1 File:  $100.00
Lien Search: $300.00+
Move In Deposit:  $500.00+
Short Term Interest: 1 month
Bank Fees: Attorney:  $400-600.00
Recognition Agreement: $200.00+
Maintenance:  One month or more
Mansion Tax: 1% of entire purchase price when purchase is over $1,000,000
Bank Application:  $350-500.00 and Points: 0-3% of loan
Recording Charge:
  $17/document and $5/page
